How to compare Atlanta gated communities without relying on the brochure

"Gated" covers a wider range than most buyers expect, and the differences show up in your monthly costs and in what actually happens at the entrance. Four things separate one from another, and only one of them is the gate.

The security tier, which is not binary

At the top end you have a staffed gatehouse around the clock, often with roaming patrols and multiple entrances controlled separately. In the middle, a guard during the day and a transponder or code overnight. At the entry level, an unmanned arm that reads a sticker and nothing else. All three get described as gated. Ask how many hours the gate is actually staffed, whether there is a separate resident and guest lane, and how contractor access is handled on a weekday morning, which is when most communities are effectively open.

What the HOA covers, and what it does not

Two communities with similar dues can be doing very different things with the money. Gate staffing, private road maintenance, landscaping of common areas and amenity upkeep are the usual heavy items. Private roads matter more than people realize: if the streets are not city-maintained, resurfacing is eventually a member cost, and that is where special assessments come from.

Whether club membership is bundled, optional, or separate

Some gated communities are built around a club and require membership as a condition of ownership. Some make it optional. Some have no club at all and the nearby one is entirely independent, with its own waiting list and sponsorship requirements. This single distinction can change the annual cost of living there more than the house price does, so establish it before you tour rather than after you have chosen a lot.

Architectural control and what you can change later

Most gated communities run an architectural review committee with authority over exterior changes, and the range is wide. Some review paint colors and fence lines; others govern roof materials, tree removal, and whether you can add a pool or a guest house at all. If you are buying with renovation in mind, read the covenants before the offer, not during due diligence.
